Paphos has been one of the standout stories in the Cyprus property market recently — first-quarter 2026 turnover roughly doubled year-on-year, closing the transaction-count gap with Limassol to within around 55 sales, a genuinely fast pace of change for a district market.
From resort town to full-time market
Paphos has historically been associated with holiday homes and seasonal buyers, but that profile is shifting. A growing share of purchases are primary residences rather than second homes, particularly among European retirees and families drawn to a slower pace of life, privacy, and natural surroundings compared to Limassol. Paphos accounts for an estimated 18-22% of national transaction volume, a meaningful share for a district outside the two largest cities.
What the market looks like
The district has strengthened its position specifically in the luxury villa and eco-living segments, with steadier, more moderate price growth than the sharper swings sometimes seen in Limassol's premium segment. That stability, combined with genuinely attractive coastal settings, is part of why Paphos continues to draw buyers focused on long-term lifestyle value rather than short-term speculation.
Who Paphos suits
If the priority is a villa or spacious property with genuine privacy, a slower pace of life, and coastal access at a lower entry price than equivalent Limassol properties, Paphos is worth serious consideration. It also remains a well-established route for buyers exploring Cyprus's residency-by-investment programme (see our dedicated guide), given the availability of new-build developments at and above the qualifying investment threshold.
