Limassol vs Paphos vs Larnaca: Where Should You Buy?

Updated June 2026 · 5 min read

In short: Limassol is Cyprus's busiest property market and, by most accounts, its most expensive, with 4,860 sales contracts lodged in January to September 2026, compared with 3,291 in Larnaca and 2,999 in Paphos, according to Department of Lands and Surveys figures. Global Property Guide put average gross apartment yields at 5.38% in Limassol and 5.33% in Paphos in its September 2026 update, while Larnaca, home to the island's main airport, recorded the second-highest number of sales. Pick Limassol for jobs and city life, Paphos for a quieter, resort lifestyle, and Larnaca for value and connections.

Cyprus's districts each have a distinct character, and the right one depends on what you're optimising for: rental yield, lifestyle, or long-term capital growth. This page gives a quick comparison — for real depth on any one district, see the dedicated guide linked below.

Limassol is Cyprus's business and finance hub, with the most international population, the highest concentration of high-rise and branded residences, and generally the highest price points. Strong for rental demand and resale liquidity, less so for value. Full guide: Limassol Property Guide.

Paphos is popular with retirees and holiday-home buyers, with a slower pace of life, strong tourism-driven short-term rental demand near the coast, and more attainable prices than Limassol for comparable space. Full guide: Paphos Property Guide.

Larnaca benefits from the international airport and a growing marina development, making it attractive for both relocation and investment, often at a lower entry price than Limassol. Full guide: Larnaca Property Guide.

Nicosia, the capital, has the most stable, less tourism-dependent rental market — driven by professionals, students and embassies rather than seasonal demand. Full guide: Nicosia Property Guide.

Famagusta (the government-controlled areas around Ayia Napa, Protaras and Paralimni) rounds out the island's five districts, and has recently shown some of the strongest price growth of any of them off a historically lower base — worth a look for buyers comfortable with a more seasonal, tourism-driven market.
