Limassol is Cyprus's undisputed business and financial hub, and its property market reflects that: it consistently commands the highest prices on the island and led all districts on transaction value in 2025, with roughly €1.7 billion in property transfers.
Why Limassol costs more
The district's status as a base for international shipping, financial services and, increasingly, technology companies has created sustained demand from a wellpaid, internationally mobile workforce — thousands of professionals relocate to the city each year. That demand, combined with limited land for new development along the most desirable stretches of coastline, keeps upward pressure on prices in the areas buyers want most.
Where the demand concentrates
The marina district and the seafront "Tech Corridor" running along the coast are the most sought-after locations, particularly for one- and two-bedroom apartments in newer, amenity-rich developments — pools, gyms, and 24-hour security are close to standard expectations in this segment now, not premium extras. Limassol recorded around 4,205 residential transactions in 2025, the highest volume of any district, though growth has moderated compared to previous years — a sign of a market settling into a more sustainable pace rather than cooling off.
What buyers should know
Limassol suits buyers prioritising rental liquidity, proximity to international business, and lifestyle amenities, and it is generally the most expensive entry point on the island as a result. If budget is the primary constraint, Larnaca or Nicosia offer meaningfully lower entry prices with their own distinct advantages (see our guides to each). If Limassol is the target, working with a licensed local agency that knows the marina district and Tech Corridor specifically — rather than the district in general — makes a real difference in finding the right building, not just the right price.
