1. Who we are
These terms apply to your use of PropertyHub.cy, which is provided by:
PropertyHub.cy, Cyprus
Contact: legal@propertyhub.cy · support: support@propertyhub.cy. By using the site you accept these terms. Our Privacy Policy explains how we handle personal data.
2. What PropertyHub.cy is — and isn't
PropertyHub.cy is an online marketplace where licensed estate agencies and developers advertise property, and where local businesses advertise their services. We are not an estate agent, a lawyer or a financial adviser, and we are not a party to any sale, rental or service agreement you make with an agency or business. Calculators, price statistics, market reports and guides are general estimates and information — not legal, tax, valuation or financial advice. Check the details with the agency, a lawyer or an adviser before you decide.
3. Using the site
Browsing and contacting agencies is free. You agree not to send false or abusive enquiries, collect data from the site automatically at scale, get around account restrictions or security, or post anything unlawful, misleading or that infringes someone else's rights.
4. Agencies and developers
Only estate agents who are registered and licensed under the Real Estate Agents Law of 2010 (71(I)/2010), and developers advertising their own projects, may publish listings. Agencies must keep their registration and licence numbers up to date in their profile; we show them on every listing, as that law requires for advertisements. Agencies are responsible for their listings — including those imported by XML feed — being accurate, available and lawful, and for having the rights to the photos and text they publish. They give us a non-exclusive, free licence to show, resize and share that content on PropertyHub.cy, in search engines and on social media to promote the listing. Listings added by hand must be confirmed as still available at regular intervals, or they are hidden.
5. Agency plans and payment
Publishing listings requires a paid plan. Plan limits, features and prices are as shown on the pricing page when you sign up, and changes are announced in advance as described in section 13. Plans are paid monthly from the agency's wallet, which is topped up by card through Revolut. VAT is added where it applies. You can choose a flexible monthly plan (cancel any time; it ends at the end of the paid month) or a 12-month plan at a lower monthly rate. The 12-month plan is a real commitment: if you cancel or downgrade early, the remaining months of the term are still payable at the agreed rate. We show this at signup and ask you to confirm it. After 12 months the plan continues month to month and can be cancelled any time. If a payment fails, listings are unpublished after a 7-day grace period (saved as drafts, never deleted) and come back automatically after the next successful payment. Monthly boost credits reset on the 1st and don't roll over.
6. How listings are ranked
Search results include only the listings that match the filters you choose (area, price, type, bedrooms and so on). They are then ordered as follows:
1. Paid placement comes first. Agencies can pay to boost a listing to ★ Prestige or Premium for a set number of days. Within whatever sort you choose (Recommended, price or size), Prestige listings show first, then Premium, then all others. Paid listings are always marked: Prestige with a "Sponsored" tag, Premium with a "Premium" tag.
2. Within Prestige and Premium, the most recently added or boosted listing comes first.
3. All other listings follow your chosen sort. With the default "Recommended" sort they take turns in a fair rotation that changes every 3 days, so no unpaid agency is permanently on top.
4. When several agencies list the same new-build unit, it shows as one card, using the same order to pick which agency appears first.
Local businesses are ordered the same way: the business with the Sponsor spot for that service and district first, then Featured businesses, then free listings, in fair rotation. Paid placement is always marked "Sponsored", "Promoted" or "Ad". We don't rank anyone on any other paid or hidden basis.
7. Local service partners (lawyers, movers, trades…)
Businesses can be listed for free, or pay a flat fee for a period for Featured (shown on matching property and area pages) or Sponsor (the single fixed spot for their service in a district). This is a flat advertising fee. We never charge per enquiry, per client or as a commission, and we never take a share of a partner's fees. Quote requests go straight from the customer to the business. Paid placement is always labelled as such, and a listing on PropertyHub.cy is not our recommendation or endorsement of that business.
Partners must hold the licences and registrations their work requires and follow their profession's rules. Lawyers must be advocates registered with the Cyprus Bar Association. They are responsible for making sure their listing, description and offers comply with the Advocates' Code of Conduct Regulations — in particular, accurate, non-misleading information and no payment for the referral of clients. We check the Bar Association's register before approving a lawyer. We may remove a listing that does not meet these terms.
8. Reporting listings and content
Every listing has a "Report this listing" button (sold or unavailable, duplicate, wrong information, suspicious or other). You can also email legal@propertyhub.cy to report anything on the site you believe is illegal. Please say what it is, where it is and why. We review reports promptly and fairly. We may correct, hide or remove content, or suspend an account, and we tell the agency or business affected what we did and why. They can reply to contest our decision, and we will look at it again. Authorities can contact us at the same address, in English or Greek.
9. Suspension and ending an account
We may hide listings or suspend an account straight away for fraud, illegal content, repeated inaccurate listings, or non-payment. Otherwise, we give a business at least 30 days' notice, with reasons, before ending its account. You can close your account at any time by emailing us. Any 12-month commitment you accepted still applies.
10. Complaints
If you are unhappy with us — including any decision about your listings or account — email legal@propertyhub.cy. We aim to reply within 10 working days. Consumers can also contact the Cyprus Consumer Protection Service.
11. Our responsibility
We work to keep the site accurate and available, but we can't guarantee that listings — which come from agencies — are complete or current, or that the site will never be interrupted. We are not liable for agreements between you and an agency or business, or for indirect losses. Nothing in these terms limits liability that the law does not allow us to limit, such as for fraud, gross negligence, or death or personal injury caused by negligence.
12. Our content
The PropertyHub.cy name, design, guides, market reports and software belong to us or our licensors. You may share links and short quotes with credit, but you may not copy the listings database or republish our content in bulk.
13. Changes to these terms
We may update these terms. Agencies and partners get at least 15 days' notice by email of any change that affects them, and can close their account before it takes effect. The date at the top shows the current version.
14. Law and courts
These terms are governed by the laws of the Republic of Cyprus, and the courts of Cyprus have jurisdiction. If you are a consumer living in another EU country, you also keep the protections of your own country's mandatory consumer laws and can bring a claim there.
